We must receive your booking in writing on our booking form together with a deposit of 10% of the total amount; the balance of your rent being due 1 week before your holiday starts. Non payment of the balance of the rent by the due date shall be construed as a cancellation of the contract.
We understand that things can change, but we would be grateful of as much notice as possible if you have to cancel you break. If you are able to cancel 2 weeks before your break, we are able to ensure that there will be no cost to you. In the event of cancellation in the 2 weeks prior to your break, we will do our utmost to ensure that we re-let the property, in which case we will be able to return your deposit, however, in the event that this isn’t possible, then unfortunately the deposit will not be refundable.

Non Availability of Property
We apologise should we have the need to cancel your booking in the event of any issue with the property beyond our control, for example as a result of flooding. Should this be the case, all rent will be refunded in full and we would like to offer a 10% reduction should you choose to book with us again as a way of apology.
